Renting from Servatius
What you need to know first
When you accept a room from Maastricht Housing, we need some information from you before we can produce a definitive lease
Foreign students:
- Civilian service number (BSN)/SOFI number (if you already have one)
- Account number (IBAN and BIC)
- Your current residential address
- Financial information: a letter from Maastricht University, Zuyd University of Applied Sciences, or another educational institution.
Signing the lease
If you accept housing, we invite you to our office to sign the lease. Please bring a valid form of ID and your bank debit card. You will also need a copy of your ID to register your new address with the municipality. This registration will be filled in during the appointment and we will then send it off.
Paying rent
The procedure is very simple, really: we make sure that you get a nice place to live, and you pay us rent for it every month. We need to receive the rent before the first of the month. Our preferred method of collecting the rent is by direct debit. With this procedure, you authorize Servatius to deduct the amount of your rent from your bank account every month. You sign a direct debit authorization form at the same time as when you sign your lease. You can also request a download of this form on the website.. Complete and return the authorization form.
The price of the rent is adjusted every year on 1 July. You will be notified of the adjustment in writing before 1 May.
Service costs
If you live in a building with common areas like corridors, lifts, and stairwells, you also pay service costs in addition to the rent. These costs will be charged in advance. This means that what you pay is an estimate; once per year, or in any event, no later than eighteen months after the end of the lease period, the actual costs will be calculated. You will receive the final statement in the post at home. If the total of the advances you have paid is less than the amount of the final calculation, you will have to pay the difference. If you have paid more, you will be refunded the difference.
Housing benefit
The housing benefit is a contribution towards the rent costs that you may receive from the tax authorities. Whether you are eligible for this benefit depends on a number of factors, such as your income and the amount of the rent. The government designates quite a number of rooms for the housing benefit. Rent arrears
It may happen that you are unable to pay the rent on time. Contact the rent collection department as soon as you think this may be a problem, so we can work out a solution together as quickly as possible.
Tenant's Maintenance Contract
All homes require a little attention, from odd jobs to large-scale maintenance work. As a student, you are required to sign a tenant's maintenance contract (AHO) for your room. This contract allows Servatius to take the everyday and minor maintenance off your hands. The costs for this contract are €3,81 per month. Do you rent a studio? Then the costs for a AHO are €7,62 per month.
